The questions I get most often are, “How is the real estate market?” and, “What do you predict for 2021 in real estate?”. Here you will see predictions shared from California Association of Realtors regarding the state of California and our local market as presented by Dr. Eyler, President of Economic Forensics and Analytics.
Napa is predicted to gain more than 8% in median home prices by October of 2021. Some of this is dependent on the need for employment numbers to improve and how long this recovery will take. Lower prices houses may be selling more due to the high unemployment rate of the owners of those homes. Interest rates are predicted to stay low until 2022. Indicators Dr. Eyler is watching carefully include outmigration, structural changes in businesses, shelter in place surge, and vaccines. Supply and demand compacted with slow home building are all major contributing factors to these predictions.

Tis the Season to spread some Christmas cheer...through service & love!
During this time of year, my family is typically participating in local service events such as the throwing a holiday party at the Rainbow House, ringing bells for Salvation Army, and helping parents pick out free gifts from Napa County Holiday Assistance Program. This year these events are not taking place but that doesn’t mean we can’t help, especially with so many more people in need.

We have Adopted Families...For years we have supported families in need by supporting them through the holidays. I have connected with Catholic Charities and we will be providing Christmas to all the families living at the Rainbow House. It is our goal to provide gifts, clothing, and food for these families!! All items must be turned in by Friday, December 18th! Please drop off to my house (3371 Browns Valley Rd.) or to Justin-Siena!
Make sure to wrap and label all gifts!

We are partnering with other groups in our Napa community to help collect backpacks filled with essential items for those in Napa experiencing homelessness. The Napa County Shelter (which is now open year-round because of the increased need) will distribute the backpacks. Please consider signing up to donate a filled backpack by clicking on the red donation button at the end of this email.

We are collecting filled backpacks to hand out to people experiencing homelessness to keep our neighbors warm throughout the winter!
Please include the following items in each backpack:
● Water bottle
● Snack (sealed, shelf-stable)
● Hand sanitizer
● Small shampoo
● Small deodorant
Think about what you might want in your pack if you lived in a tent, car, RV or
temporary shelter, and include that too!

This sale presented some unique obstacles. Located in the Riverfront building meant the 2 property management companies, Homeowner’s Association, lender, buyer’s Realtor and I had to work cooperatively, patiently and diligently through a series of unusual challenges to see through this long escrow. Many moving pieces had to be managed and professionals needed to work together to make this sale happen. The first lender couldn’t complete the loan needed. The appraiser required more guidance than usual. The 2 property management companies struggled to provide documentation needed. However, the buyer’s Realtor and I persevered and the sale finally closed this week! All worth the extra effort to have a happy seller who can now move on with retirement from being a landlord, a happy tenant who is able to stay in place and a very happy buyer who own’s a second home in Napa as a retreat. I’m feeling thankful for teamwork, hard work and the determination to follow through even the most difficult sale with the professionals I have surrounding me.
